Basements are one of the trickiest spaces to floor, because moisture, cold concrete, and the risk of leaks all come into play. Choosing the wrong material below grade can lead to warping, mould, and an expensive do-over. Here's what works and what to avoid in Toronto basements.
Start With Moisture Testing
Before any flooring goes down, the concrete slab should be tested for moisture. Even a basement that feels dry can release moisture vapour that destroys the wrong flooring. We test moisture as part of every basement flooring assessment — it's the single most important step.
Best Choice: Luxury Vinyl Plank
For most Toronto basements, luxury vinyl plank (LVP) is the top recommendation. Quality LVP is 100% waterproof, so a minor leak won't ruin it. It handles temperature swings well, feels warmer than tile, and looks like real wood. It's the safest, most practical choice for below-grade spaces.
Good Choice: Engineered Hardwood
If you want real wood, engineered hardwood is far better suited to basements than solid hardwood. Its dimensionally stable plywood core resists the humidity swings that would warp solid wood. With proper moisture testing and a vapour barrier, engineered hardwood can work beautifully below grade.
Workable: Carpet With a Moisture Barrier
Carpet can add warmth and comfort to a basement rec room, but only with the right setup — a moisture-barrier underpad and, ideally, a subfloor system that lifts the carpet off the cold slab. Choose synthetic fibres and avoid wall-to-wall carpet in any basement prone to dampness.
What to Avoid
Solid hardwood should never be installed below grade — it will absorb moisture, cup, and warp. Standard laminate is also risky in basements because its fibreboard core swells if it gets wet (though some newer waterproof laminates exist). And carpet directly on a damp slab without a moisture barrier is an invitation for mould.
Don't Forget the Subfloor
A dimpled subfloor membrane or an insulated subfloor panel creates an air gap and thermal break between your flooring and the cold concrete. It makes any basement floor warmer and drier underfoot — well worth the modest added cost.
